We hired Blue Bear for a home inspection, and one easily detected leak was missed. The inspector was nice and punctual, which is why I gave two stars. We did not live in the house for the first month, and the water bill was abnormally high. I checked the water meter first thing after we moved in from out of town, and it was rolling even with all the water turned off. We later found a pipe leak underground (but luckily shallow) in the backyard caused by tree roots. I am pretty sure that this was pre-existing, as the sellers shut off most water connections when we saw and inspected the house. We even have to turn on the water connection to the water heater during inspection. I get that it is a visual inspection, and the leak itself may not be obvious. However, I think it is very easy to tell if water is leaking somewhere: just look at the water meter for a minute and see if it is going ... (There were also a couple of other things we need to repair/replace right after moving in, though those were hard to tell if they were there during inspection or hard to tell visually).
